  • I ran into a semi-serious problem behind the stove. There was a shit ton of mold. It took me a little while to find where it was coming from but I eventually found the culprit. There is a stacked washer and dryer next to the stove. The drain goes through the wall into an adjacent storage room. The fucking galvanized pipe that feeds into the sewer war rusted out and the damn washer was draining into the storage room. No telling how long this had been going on, but I had to fix it. I tore out the old drywall and replaced it and did a "it'll do for now" repair to the pipe.

      • Right now I am working painting he cabinets. I have the primer coat on the base cabinets and the back side of all of the doors. I plan on priming the front side of the doors today and starting on the finish coat as soon as it has dried.

            Yes, I like the way that came out. It was already painted but I repainted it with the same gloss white paint that I used on the trim.

                It is my Mother-in Law's rental house. It is an old beach cottage in the East Beach neighborhood of St Simons Island. It is the red marker. Our rental house is on that circle drive underneath the "p" Friendly Express. We've had new tenants in it since November. The house we live in is just north of the gap between the Attraction and Transit tabs

                Right now we are keeping the same footprint. If I had the time and money, I would take out the closets and wall that have the louvered doors and open the kitchen to the living room, but priority is getting it fixed up and rented so she has some $$ coming in. She had it rented to three different tenants for about 20 years straight and very little maintenance was done on it so am playing catch up. She kept the rent at 1990 levels and was only getting $900 a month for it. That barely covered the taxes and insurance. When I get done, we'll easily get $2500

                  • I have two coats of paint on the cabinets, drawers, and back side of the cabinet doors. I used Benjamin Moore Advance paint. It is a hybrid alkyd paint. It is water based with the properties of an oil based paint. It is fucking amazing. Like painting with a high quality oil paint with a much longer working time than latex. It goes on smooth and self levels. The only drawback is that it takes 16 hours to dry to sand and re-coat. It is a bit pricey, I paid just under $70 for a gallon, but it is worth every penny.

                        The cabinets are done. I put two coats of primer and two finish coats on them. They came out better than I had hoped that they would.

                        I picked up a used stove for $275 from a guy that refurbishes them. It is a three year old Whirlpool convection oven. A good buy for the cost.

                        it took me two fucking days to put the cabinet doors back on and get them straight. They have a funky hinge that goes through the cabinet door. Good Lord, what a pain in the ass to get them all lined up. The door pulls were a pain too. I had to break off every bolt to size. Man, I'm glad that part of the job is done. I'm making some serious progress. I need to get a new dishwasher (probably tomorrow) and then I will do the counter tops and the back splash. I still need to add the vent hood and exhaust hoses and put in a couple of under cabinet lights, but most of that is pretty straight forward.

                          • I got the counter tops in. I still have to cut and mount a sink and faucet. I'll do that after I get the tile done so I don't have to work around the faucet. I bought the tile yesterday and will install it today and grout it tomorrow. I'm starting to see the light at the end of the tunnel...

                            • Absolutely loving the cabinet work, (apologies for laughing out loud at the hinges etc being a PIA ) Made me think of a kitchen fitter guy from years ago, Bill Rutherfordโ€ฆโ€ฆ. (FK THIS FKN POS FKN KITCHEN SHITE, FUUUUUCK!) Loved ya, Bill.

                              But oh my god, those worktops are SUPERB!!! ๐Ÿ‘Œ๐Ÿ‘๐Ÿ‘๐Ÿ‘๐Ÿ‘ What a transformation job this house has been. Job satisfaction at its very best.
